For a typical three-bed semi in Essex, replacing fascias, soffits, guttering and downpipes all round usually comes in between £1,800 and £3,200 including scaffold. A single elevation — front only, for example — is often £600–£1,100.
How long does roofline replacement take?
One to two days for most semi-detached and terraced homes, two to three days for detached properties or where rotten rafter ends need cutting back and replacing first.
Can new fascias be fitted over the old timber?
It's possible — it's called capping — but we don't recommend it. Capping hides rot rather than removing it, and the new board is only as secure as the timber behind it. We strip back to sound timber as standard.
Does uPVC roofline need ventilation?
Yes. Sealing the eaves with solid soffit board traps moisture in the loft and causes condensation on the underside of the felt. We fit continuous vents or over-fascia ventilation on every full replacement.

Full Roofline Replacement
The most cost-effective time to replace fascias, soffits and gutters is all together in one visit — one scaffold, one team, one tidy. Typical semi-detached property is 1–2 days.
uPVC Colour Options
White remains the most popular, but grey and black rooflines have grown fast — especially on newer estates and modern extensions. Woodgrain finishes suit period properties.
Rotten Rafter Ends
If old timber fascias have been leaking for years, the ends of the roof rafters are often rotten and need cutting back and replacing before new roofline goes on. We check for this on every quote.
Cast-Iron on Period Homes
Many older properties in Westcliff, Leigh and Thorpe Bay have original cast-iron guttering. We repair, refurbish or replace like-for-like where clients want to keep the period look.
Materials We Use
- Full-replacement uPVC fascia board
- 9mm and 16mm solid board rather than thin capping, fixed to sound timber with stainless fixings — white, black, anthracite grey, rosewood and light oak.
- Vented and hollow soffit board
- Continuous vented soffit to keep air moving through the loft, or plain board with strip vents where the eaves detail calls for it.
- uPVC guttering and downpipes
- Half-round, square-line and deep-flow systems colour-matched to the roofline, with brackets set at correct centres and a proper fall to the outlet.
- Treated replacement timber
- Where rafter ends have rotted we cut back to sound wood and splice in new treated timber before any plastic goes on.
