Fascias and Soffits — When to Replace and Signs of Rot
The unglamorous parts of your roof that protect everything else. Here's when to repaint, when to replace, and what UPVC actually costs.
Fascias are the boards that run along the edge of your roof, with the gutter screwed into them. Soffits are the horizontal boards that close off the underside between the fascia and the wall. They're easy to ignore until they fail — and when they fail, water gets in.
Signs of rot in timber fascias and soffits
- •Paint flaking, blistering or peeling in strips
- •Soft spots when pressed with a screwdriver
- •Black or green staining (algae and damp)
- •Visible gaps where the wood has shrunk away from the gutter or wall
- •Sagging gutters because the screws have nothing solid to hold onto
- •Birds, wasps or bees nesting where soffits should be sealed
Repaint or replace?
If the timber is still solid and the paint is just tired — repaint. If a screwdriver sinks into it, replace. Patching rotten timber rarely works for long; water finds the next weak spot within a year.
UPVC — should you switch?
We strongly recommend UPVC for replacement. It never rots, never needs painting, comes in white, black, woodgrain and grey, and a typical semi costs £1,800–£3,000 for the full fit (fascias, soffits, new gutter, downpipes and bargeboards). It's a one-time job that lasts 30+ years.
Don't forget the ventilation
Modern soffits need vented sections to let your loft breathe. Old houses with new sealed soffits and no vents develop condensation in the loft within a winter or two. Always specify continuous soffit vents on replacement quotes.
