Chimney Repointing: Signs You Need It & 2026 Costs

Chimneys are the most weather-exposed part of the roof and the first place mortar fails. Most Essex homes we survey have chimney pointing that hasn't been touched in 40+ years — and it shows.

Warning signs from the ground

• •Sandy grit collecting on the roof or in the gutters below the stack
• •Dark damp patches on the chimney breast inside upstairs bedrooms
• •Visible gaps or missing mortar between bricks (use binoculars)
• •The chimney leaning or looking twisted against the sky line
• •Cracked or missing flaunching — the mortar cap around the pots

Why it matters

Once mortar joints open up, wind-driven rain gets straight into the brickwork. In winter that water freezes, expands and pushes bricks apart. Left long enough, chimneys become genuinely unsafe — and a full rebuild costs 4–6 times more than a repoint would have.

What repointing involves

We rake out the old failed mortar to a depth of at least 15mm, brush the joints clean, and repoint with a lime-based or NHL mortar mix appropriate to the brick age. On period properties, using standard OPC cement causes brick face damage — we always match the original mix.
