Slate vs Tile Roofs — Pros, Cons and Lifespan

If you're replacing a roof in Essex you'll be choosing between natural slate, clay tiles or concrete tiles. Each has a place. Here's the trade-off in plain English.
Natural slate
Slate is the longest-lasting roof material you can buy. Welsh slate easily lasts 100+ years; Spanish slate 80–100. It looks beautiful, ages gracefully, and adds real value to a period home. The downsides are cost (40–60% more than concrete) and weight — older properties sometimes need structural strengthening to take it.
Clay tiles
Traditional kiln-fired clay tiles last 60–80 years, hold their colour for life, and look right on Victorian and Edwardian houses. Slightly more expensive than concrete but cheaper than slate.
Concrete tiles
The default modern choice and what's on the majority of 1960s–2000s housing in Essex. Lifespan 40–60 years, lowest cost, widest range of shapes and colours. The colour does fade over 20–30 years, particularly the darker shades.
