Roofing Guarantees Explained: What Actually Protects You
The difference between manufacturer guarantees, workmanship guarantees and insurance-backed guarantees — and which one you really need.
Every roofer promises a 'guarantee'. But there are three completely different types, and only one of them actually protects you if the roofer disappears. Here's what to look for before you sign anything.
1. Manufacturer guarantee
This comes from the tile, membrane or flat-roof-system maker (e.g. Marley, Redland, Firestone EPDM). It covers the product itself — if a tile crumbles or a membrane splits under normal use, the manufacturer replaces the material. Typical length: 15–50 years. Doesn't cover fitting mistakes.
2. Workmanship guarantee
This comes from the roofer directly and covers fitting-related failures — slipped tiles from wrong fixing, leaks from bad flashing, ridges that come loose from missed dry-fixing. Typical length: 10–20 years. Only worth anything if the roofer is still trading when you claim.
3. Insurance-backed guarantee
This is a workmanship guarantee underwritten by an independent insurance company. If the roofer goes out of business, the insurer honours the remaining years. Typical length: 10 years. Costs £45–£120 per job on top — but if you're spending £8,000+ on a full re-roof, it's the only guarantee that truly protects you long-term.
What to ask for in writing

- •Workmanship guarantee on company letterhead with dates
- •Whether an insurance-backed option is available for larger jobs
- •Copy of the roofer's current public liability insurance, with the level of cover confirmed
- •Photos of the completed work — start-to-finish record
